    Default Home inspection resources needed

    Does anyone know of a checklist of things to look for in a home inspection?

    Is this for a new or existing?

    Are you doing it yourself or hiring a professional?

    If hiring a professional. Make sure they are a member of ASHI. Ask friends who they used. Never ever ever used an inspector that a real estate agent recommends.

    It was just recommended to me that you should have a plumber, electrician,
    and a roofer along with the home inspector.

    It's for a new home construction. The builder sent us a letter with instructions that only the homebuyers are able to attend the final walk through. They said it's "strictly enforced" and even children are not allowed to attend.

    My unsolicited advice?

    Don't buy a home without spending the money on having an independent inspection done. It is YOUR insurance policy that everything has been done correctly. Considering the cost of a new home, it is the best money you can spend before signing on that bottom line.

    If they will not allow it, RUN do not walk away. We just had our one year touch up and had a major clean up involving the backyard. I doubt our builder would have done it had it not been on the original independent inspection report.

    When you do your final walk through, bring your own blue tape to mark imperfections, nail pops, etc.

    Hi. Sorry if I scared you with my last post about the need for an independent inspection. I went through my notes before we closed on this home and here is our list:

    Bring with you:

    Rolls of Blue Tape
    Level
    Flashlight
    Small Mirror - Check on top and bottom of doors (are they painted)
    Hairdryer or nitelight - Check EVERY outlet to see if they are powered

    Check all doors and windows for ease of opening/sticking etc.
    Plug the hair dryer into every outlet.
    Run the faucets and check to see drains hold
    Fill the tubs and run the showers to see if drains hold, pull drains to see if they are clogged with any construction material (Do they actually drain)
    Flush the toilets to see if you have to hold the handle as the tank empties (
    Run the water spigot for the ice maker at the fridge cut out.
    Test light switches to see if they are working or reversed (UP is on dammit!!! unless of course at the bottom and top of staircases)
    Operate the appliances, oven, microwave. Does the range light as it is supposed to.
    Is there a fireplace damper, does it work?
    Check for painting misses
    Operate every mechanical device, door, window, lock, appliance, faucet, etc. Garage door openers, remotes, working? (bring a paper towel to be sure reverse works)
    Lighting? interior and exterior
    Window screens Windows intact, cracked?

    When we had our inspections on our new construction house, we had my dad, a master carpenter do the walkthroughs with us and he was able to spot anything that needed attention.

    However, before our 1 year warranty was up, we hired a professional inspector and it was worth every penny. We didn't have any major problems, but he did find some things that we wouldn't have even thought to look for. So we then gave our builder a nice long list of things to fix. :)

    Check to see what your warranty is and maybe you can do what we did.
