Ok. So DH and I are considering moving into a bigger house. But we really don't want to bother moving unless we find a) the PERFECT home or b) a really CHEAP home that we can make nearly perfect. There was a foreclosure down the street, but I found out about it too late - It's now a flip for some lucky real estate agent. How do I find other homes in foreclosure or, even better, PREforeclosure? TIA!

shameless bump. I have no idea and we have the same stipulations for ever moving. Foreclosure would seem to be our best bet. Thanks for posting this!

I think you have to get in with a real estate agent! Seems as though they know about them and snatch them up before any regualr buyers can get to them!

Take this infor with a grain of salt since I got it from watching TV, okay? :P The show I saw(in NC)had the flipper at the auction for the foreclosure. The auction was at the courthouse so I'd try calling the courthouse and asking for more info.

There should be a section in you newspaper that shows houses that are going up for auction... It is probably called "Legals" and it is usually in the classified section. This give usually a notice of when the property will go up for auction.

Now if you mean before they get sold, I don't know unless you are in good with a banker who can tell you who is behind that might want to sell.. I don't think this is really all that ethical...;-)

Find a real estate agent, who is willing to help you find a house to do a "short sale." Often pre-foreclosures are listed that way in the multiple listing services. In order to do that, you will need to be completely ready to close a loan, so you will need to be approved for your loan and able to close within a couple of weeks.

You can also find an agent who is able to sell HUD houses, which sometimes are a great deal.

Amy, watching HGTV this week on house flips, one suggestion was to go around your target neighbourhood and look for homes with potential (e.g. run down but good location). Then approach the owner either with a letter or in person letting them know you might be interested in buying should they have the desire to sell. It was amazing how succesfful this guy was at doing that. Good luck.
