If you've been keeping track our house has been on the market since last november. And still we've seen no offers. NOT ONE!!! We've been fixing it up. And reduced the price to $75,xxx. And still not one nibble. We've had lots of negative feedback and plenty of people who pulled up and just plain old flat refused to even get out of the car.

Now I know it's not in the best neighborhood but there are worse. The price is decent for a 1900 sqft 2bth,3br 2car garage house. The buyers credit expires at the end of the month and if it doesn't sell we'll rent it but I could REALLY use some mojo.

I don't ordinarely ask for this but HELLLP!!!!!

Have you done all you can to improve "curb appeal?" Everything neat and clean, maybe some flowers now that it's spring?

I know when we were house-hunting, we did lots of drive-bys, and then decided which houses we wanted to make an appointment to see (so not getting out of the car doesn't necessarily mean anything.) We only got out of the car if the house seemed to be vacant already (because we didn't want to intrude on anyone's privacy).

I'm guessing a house that size looks smaller than it is from the outside. If so, you may want to add something to the listing about "need to see inside to appreciate" or something like that.

Are the negative comments anything you can fix?

Can you reduce to $74,900? The way the search engines work, if some one picks their max at $75,000, then you aren't showing up for them if you are $75,500 or whatever.

Take the negatives head on "$1200 carpet allowance given to buyer at closing", or the like.
