View Full Version : Update in Post 100: Can I ask for some of that famous BBB mojo for a silly reason?

My family has had a rough couple of years now, but lately, I've been feeling hopeful and happy about the fact that we found this awesome house that seems just perfect for our family. We signed a contract but it is still in the attorney review period, so of course, another offer comes in. :irked:

I know this is not a huge deal in the grand scheme of things, but we were so excited and are now so bummed out that things may not work out - we really want this house.

So if you could all spare some of that famous BBB mojo for this silly reason, I would sure appreciate it. :)

So your mojo seems to be working so far! We have reached an agreement on the final terms of the contract. The sellers could have gotten out by now if they wanted to entertain the other offer. Now we are awaiting the results of the appraisal. Hoping it's not too far off the purchase price!

I'm sorry. Appraisals around here are really low, too--much lower than sellers would be willing to sell their houses for.

CRL is right. Another appraiser will find the same or similar price. What does the realtor think? By the way, this happened to me years ago on a condo I was going to buy. At first, the seller refused to lower her price so I walked away. A week later, the seller was begging me to come back.

If they met us halfway, we could probably do it, but it's an older couple and they are kind of unrealistic as to the worth of their home. On the plus side, they have an offer on another house, so I am hoping they just want it done and over with.

Oh that just bites. Will your mortgage company finance more than the appraisal? Ours won't and we've had people ask us to drop the appraisal contingency from an offer to purchase. We walked away.

I bet they will come around. Their agent needs to talk some sense into them.

I bet they will come around. Their agent needs to talk some sense into them. No they won't, so we would have to cover the premium dollar for dollar - which is not happening. I cannot believe sellers asked you to remove the appraisal contingency. Are they insane?

We did not have this exact situation happen, but were worried that it would, especially given that we signed a contract with the person we bought from in 4/11 and didn't close until the end of 9/11 because our house was for sale during that time. We had an appraisal after we signed the contract that came back at $35,000 over contract price (you can bet we kept that little tidbit to ourselves); however, we had to have it reappraised before closing because so much time had gone by, and as the market continued to go down, the second appraisal came in at what would have been $5,000 under contract price had we not negotiated with the seller to reduce the sale price by $10,000 so that we could sell our house for the craptastic offer we got and still purchase his home.

Some of it, of course, also has to do with having different appraisers, but I think if your appraisal is off by that much, these sellers need to realize that they're pretty unlikely to find someone who will/can cover that gap. They should be happy they've got a viable offer. Good luck.

ETA: That convoluted story had a point, or at least I intended it to. :) We were lucky that our seller really wanted to sell our house, because although not happy (at all) when we first asked him to consider reducing the contract price, he realized after about a day that he would be nuts to turn down a good offer over $10,000 when he was making plenty of money on the house and when to do so would mean starting over. Mojo that your sellers come to the conclusion that they'd rather just be done with the whole process.

We've also been asked to drop the inspection contingency. People in Boston are very impressed with their homes.

Hoping the sellers are willing to lower their price. I think you said there was another offer on the table for this house. Are those potential buyers still in the picture? I imagine they will face a similar dilemma - as any potential buyer would.

we had this happen to, but luckily the difference was less than $10k. it was already a nasty situation between us and the seller and we decided we wanted the house so we actually didn't even ask them to pay. we just paid it and told them to pack their stuff and hit the road. but if it had been any more than what it was, we would have been in your same situation. it really stinks.

i hope they come down in price!!

There was allegedly another offer, but if there was, my guess is that it was a lowball. If they are rational, they will realize that they will find themselves in the same exact spot with every other buyer unless they find a cash buyer willing to overpay in this market. My guess is that is not likely.

Gosh, you'd think that they'd realize that the next buyer is going to have the same problem with a lower-than-their-price appraisal. It's hard to argue with appraisals by neutral parties, or so I thought!?

My FIL got so irritated when the appraisal on their home they were selling came back lower that instead of canceling the whole deal and lowering the price he made the real estate agents eat part their commission to get the deal done. IMHO he was kind of a jerk about the whole thing, but since the seller had offered him asking price or above asking price he wasn't going to budge on that. To this day he still thinks he made out like a king on the whole deal.

Hi all. The famous BBB mojo worked! We finally closed this morning after a couple of nerve-wracking months. I am happy about the fact that this part of the process is done. Now on to the move. Unfortunately, there was a death today in my nanny's family, so that has dampened my enthusiasm for the long-awaited closing.

I'm sure the death in your nanny's family was tough- I would be so upset for my nanny but also additionally stressed as far as having to get back up childcare and of course putting a damper on what should have been a more upbeat day.
However, it's done! You have a new house right where you wanted to live! Woohoo! Would love appliance updates too. :)
