I agree with the book about the typical real estate agent. Unfortunately, many agents treat the business as a hobby and don't have the necessary credentials to be of much value.

After 17 years in the residential real estate, construction and development business, I started a firm representing buyers of building lots (tear downs) and new construction. We guide clients through the intracacies of selecting a lot, choosing an architect and builder, what is negotiable, and managing the process as well as the expectations. In our area, the typical teardown is $500,000 and the typical new home is $1.5 million. When you're spending that kind of money you deserve a lot more than an expensive "taxi ride".
